Is tenant insurance mandatory in Ontario?
No law requires it, but many leases do, and landlords often ask for proof before you move in. Your landlord’s policy covers the building, not your belongings or your liability. A broker can confirm what your lease actually asks for.
Does my landlord’s insurance cover my belongings?
The landlord's policy covers the building they own. It does not cover your furniture, clothing, electronics or anything else you brought with you, and it does not cover your liability if you accidentally cause damage to the building or injury to someone else. Those are what tenant insurance is for.
How much tenant insurance do I need?
Enough to replace what you own. Most renters significantly underestimate this — walk through each room and think about replacing everything at today's prices, including clothing, kitchen items and electronics. Your broker can help sanity-check the figure, and it is worth revisiting as you accumulate more.
Does tenant insurance include liability?
If you accidentally leave a tap running and flood the units below, or cause a kitchen fire, you can be sued for the damage. Personal liability covers these immense costs.
Does tenant insurance cover roommates?
Generally only if you are related or living as a couple. Unrelated roommates normally need their own policies, because each person's belongings and liability are separate. Sharing a policy can create problems at claim time about who owns what.
Can I bundle tenant and auto insurance?
Yes, and it is usually worth doing. Reviewing both allows multi-line discounts to be considered and lets the broker confirm there are no gaps between the two — belongings kept in the vehicle, for example, are treated differently by each policy.
